1) Get a CLUE. The Comprehensive Loss Underwriting Exchange (CLUE) report is a great way to run a background check on any home.

Although you cannot get the report for someone else’s home, you can always ask the seller to get the report for you. For about $8 (or for nothing at all in Maryland and some other states), you can find out whether a property has a history of big claims and lots of damage.

2) Sometimes, there are opportunities that other entrepreneurs overlook.

For example, consider tenants with pets and children. Many landlords avoid them because of possible additional damage to a property. However, many a savvy real estate investor finds plenty of opportunity here. In markets where many rentals are no pets, no children, tenants with pets and children are more likely to be responsible and long-term tenants. A larger damage deposit can take care of any wear and tear.

Think outside the box and you will find more ways to profit.

3) Understand that residential real estate investing is a psychological game.

Most homeowners and tenants do not make decisions based entirely on the bottom line. In most cases, emotions play a large role. In some cases, emotions are the only things consulted. If you are in the residential real estate game, make sure that what you are showing to tenants is emotionally appealing.

4) Understand & Practice the basics of real estate investing.

Making money usually means buying something of value for less than its full value and making use of that value. In terms of properties, this generally means selling or renting.

5) Real estate investing is not speculating.

Speculating means that you buy property with the hope that it will increase in value someday. It could just as easily devalue. Investing means that you buy a property because you have done the research and know that the property will make you money, barring any major crisis.
