Our Real Estate Investment Software, Questions and Answers

From the time we launched ProAPOD real estate investment software in 2000, we have addressed a number of questions about our software. Questions mostly come from those who have not yet used it, but on some occasions we do get questions from our customers.

It seemed like a good idea, therefore, to post some of the most frequently asked questions along with our response. That way, whether you have not yet used one of our real estate investing software solutions, or are a customer, you might find the answer you are looking for.

Is ProAPOD user-friendly?
Yes. The reason we developed ProAPOD was the result of having used other real estate investment software that was not easy to use. All our real estate software solutions were meticulously designed to include user-friendly-friendly forms, features, and tools.

Do I have to have Excel to use ProAPOD?
Yes. All our real estate software solutions were developed as Microsoft® Excel applications, and we have never regretted this because Microsoft® Excel is the most widely used and powerful spreadsheet software programs in the world.

Is ProAPOD Vista compatible?
We had some reservations about our software’s compatibility with Vista when Microsoft® first introduced it at the beginning of the year, but following a few modifications many of our customers are currently using our real estate investment software on Vista without incident. I think it is safe to say, Yes.

Is ProAPOD Excel 2007 compatible?
Again, because so many of our customers are successfully using our software solutions with Microsoft® Excel 2007 we can say that ProAPOD Real Estate Investment Software is compatible with this newest Excel version.

Do I have to be a commercial real estate broker to use ProAPOD software?
On the contrary. ProAPOD was specially-designed so those with little or no rental income property or commercial real estate experience can easily use it.

I know nothing about cap rates or other ratios. Will ProAPOD be over my head?
Not at all. ProAPOD makes all rate of return computations automatically whether you understand the formulas or not.

Do I need to know any formulas to use ProAPOD?
Not unless you want to. ProAPOD knows the formulas required for you to make professional income property presentations and automatically computes all the required rates of return for you.

Can I email the reports created in ProAPOD?
Yes, but it does require a third-party software program capable of making PDF files. The best free software program we have found is called PDFCreater and can be downloaded at www.pdfforge.org.

Real Estate Investing, What About the Real Estate Bubble?

It is true that we are experiencing a real estate bubble, and as someone once said, bubbles are made to burst.

Fair enough, but keep in mind that real estate has a tendency to ebb and flow over a cycle of approximately seven years. The roller coaster ride associated with the real estate market is not new. It is called adjustment; based on previous cycles, the market adjusts down for about three years, recovers, and then climbs back up—sometimes higher and far beyond where they were.

Real estate investors who continue real estate investing after the bubble bursts gain to find some good investment opportunities and make good deals if they are watchful—particularly when they are mindful to watch for sellers with problems and for one reason or another become highly motivated to sell their rental property.

It may sound uncompassionate, and not the way some investors want to succeed at real estate investing, but many sellers will be glad to have you take them out of their current investment situation.

If you are serious about real estate investing, and are committed to building a real estate investment business, rather then standing back in the face of a declining real estate market, take advantage of it. You might discover that the most profitable investment you make is in the downward cycle of the real estate market.
